Stability in the strata insurance market has continued through 2025 and we have seen a drastic piece of policy innovation from the market leader.

We have had two offerings from IAL officially removed from the market likely unprofitable in the direct Residential space, and the introduction of Flex Complex, a product designed for higher risk Commercial or mixed use schemes.

Just over 30% of policies received an update over the past year will all being minor apart from a significant innovation from CHU, discussed below.

A healthy market will continue into 2026 with strong stability in insurers for standard risk schemes and a number of options for schemes suffering higher risk exposures.

Methodology

Our Rating methodology has remained the same since inception and considered the following:

  1. Who is the insurer?

  2. Is the policy an Insured Events policy or a Broadform Accidental Loss/Damage policy?

  3. Is the product freely available to purchase?

  4. How comprehensive is the wording?

What Ratings Changed?

All ratings have largely remained the same as last year with the Commercial space having a new product in Flex Complex. Two smaller offerings from WFI and CGU were officially withdrawn from the crowded direct Residential market.

Lot Owners Contents Cover

Significantly, CHU has now included an optional cover for Lot Owners Contents. Keen PDS readers will quickly identify that the cover is actually limited to contents that are affixed to the building and require that a certain set of conditions are met. Ostensibly, the cover is designed for the situation where a leak occurs to common property, damaging the building and soaking carpets within a unit. Instead of the owner having to arrange for their contents insurer to urgently remove the carpet, CHU can conduct this removal & replacement as part of their immediate restoration operations.

Whilst there will most certainly be some calls to the CHU claims team about coverage in relation to other lot owners contents items, there will be much more ease for lot owners when these claim types do occur.

This type of innovation is significant for policy holders as it will likely flow down to other product offerings and will benefit those stuck in messy situations immediately after an event.
